Job description
Key Requirements
- Strong knowledge of accounting principles (Italian GAAP / OIC and/or IFRS), with particular focus on real estate accounting
- Good understanding of real estate taxation, including VAT, property taxes, and transaction-related taxes
- Proven experience in the real estate sector is highly recommended
- Good level of spoken and written English (German is a plus)
- Ability to work effectively in an international, multicultural environment
Main Responsibilities
- Ensure accurate, compliant, and timely financial management of Italian real estate entities
- Act as main liaison between headquarters and external accountants, tax advisors, and auditors
- Coordinate reporting, closing, and filing timelines, proactively following up with all stakeholders
- Review periodic financial statements and tax filings, identifying inconsistencies, risks, or improvement areas
- Ensure proper documentation, audit trails, and compliance with Italian accounting and tax regulations
- Monitor cash flow, rental income, and operating expenses
- Oversee rental invoicing, payments, and collections
- Support the management of real estate structures, including SPVs and holding companies
- Ensure correct accounting and tax treatment of: capex vs opex, VAT, property taxes (IMU, TARI, etc.)
- Manage supplier invoices, expenses, and document archiving (physical and digital)
- Support notary processes and property registry activities
- Coordinate with legal and tax advisors on corporate structures and cross-border transactions (e.g. dividends, intercompany loans)
- Support cash management activities
- Provide operational and administrative support to the local team as needed
- Ensure compliance with data protection regulations
- 5+ years of experience in accounting / finance within the real estate sector
- Solid grounding in real estate accounting fundamentals, including asset capitalization, depreciation, and financial statement review
- Good tax awareness, particularly regarding Italian real estate taxation
- Proactive, hands-on, and solution-oriented mindset
- Strong attention to detail and high level of accuracy
- Ability to work independently and take ownership of responsibilities
- Strong communication skills and confidence interacting with external advisors and senior stakeholders
- Comfortable operating in a family office setting, where reliability, discretion, and long-term perspective are essential

This role will report directly to the Head of Accounting located in HQ Switzerland and will be instrumental in overseeing and coordinating the Italian real estate operations, offering the opportunity to take ownership and contribute proactively.
